Moderna Homes
Moderna Homes Pte Ltd was fully integrated into the BBR Group in 2016 and specializes in Prefabricated Pre-finished Volumetric Modular Construction (PPVC) technology. The PPVC modules are manufactured in multiple units complete with all internal finishes, fixtures and fittings. After factory prefabrication, the PPVC modules are transported to site for installation, similar to a ‘Lego-like’ assembly. This method eliminates the bulk of construction work on site and brings up to 40% improvement in labour productivity, along with a shortened construction timeframe. In addition, Moderna Homes also possesses the competence to design and assemble Prefabricated Bathroom Units (PBU).
Moderna Homes has carved a unique market leading position in the PPVC method in Singapore with multiple contracts won in the past two years. The first project for Moderna Homes came in July 2014 in the form of a S$196 million contract for 1,582 hostel rooms for the Halls of Residence at Nanyang Technological University (NTU) which was also the first public sector high-rise development in Singapore using the PPVC method.
Moderna has subsequently secured a second contract for halls of residence in NTU at Western Water Catchment – this time for 712 hostel rooms. The Wisteria Mall and The Wisteria (apartments), is another project, which is also the first residential development initiative under the Government Land Sale programme encouraging adoption of PPVC technology and PBU in Singapore. This S$116 million mixed development contract comprises 40% retail and 60% residential space. The most recent project won entails construction of 1,900 PPVC modular housing units for six blocks of staff accommodation, four blocks of institution and ancillary buildings at Upper Aljunied Road for the Ministry of Home Affairs, Singapore.
PPVC technology is recognized as the key smart technology for boosting productivity in the building and construction sector in Singapore. Moderna Homes has been awarded the In-Principle Acceptance Certificates for its PPVC design system by seven Singapore government agencies for use in local projects, through the Building Innovation Panel. The company aims to provide the best, innovative and high quality solutions to its customers, while retaining its market leading position in Singapore and expanding regionally.
